The Inspection Process

The property buying process doesn't need to be stressful and complicated. Choosing a qualified, honest, Licenced and experienced home inspector can give you the knowledge and confidence you need to make sound purchasing decisions. At AusCan Home Inspections, we take the time to do the job right. We spend time with you, clearly explaining our findings, giving you real answers that can help you make the right decision. We understand how important a real estate purchase is to you. 

Finding significant deficiencies in the major systems is the focus of a home inspection.

 

  • We inspect all Major systems which includes: Roof, Structure, Electrical, Plumbing,Insulation and Heating/Cooling. Anything that may potentially involve larger expenses, the client is notified. 
  • We check appliances! When we inspect these, we are inspecting to see how the main systems work. We are not there to see how well they cook, wash, dry etc, just ensure that the drains, water, electrical, gas supply is operational.
  • We use moisture meters on every inspectionAccessible internal sections of exterior walls, shower and bath enclosures, bathroom floors and any accessible area that potentionally may have water issues is tested. 
  • For Mutli dwelling homes (Condominiums,Town homes) we inspect the common areas, Roof, boiler, electrical rooms,Garage, etc (if access is provided). This provides us with an overall view of the complex and how it's maintained. 

 

Once our thorough 1600 point inspection is complete, we deliver an electronic report, on site, that includes photos, video's, explanations, additional information sheets in a binder, right on the spot! Video clips are embedded right into the report. All repors are stored onto a High Quality alloy 2 gig USB card. This is extremely usuefull for keeping Engineering reports, minutes etc that are typically provided by your realtor when buying into a strata building.

We don't consider a job to be complete until all of your questions are answered. Additional time is spent with first time buyers to ensure that a full understanding of all systems, typical expected life spans and possible expenditures that may be required have been explained.

All professional Home Inspectors are expected to follow a "Standards of Practice". Just as a builder has a building code, These are the minimum requirements for inspecting properties and Licencing in British Columbia.(A copy of the ASHI standards of practice is included in every binder).  At AusCan we inspect more than the basic requirements, thereby ensuring a thorough inspection.

As a requirement for licensing, Insurance and CAHPI, we must use a contract/agreement for every inspection performed. Our document is in colour, easy to read and has NO small print. A link is emailed prior to an inspection and clients are required to read this agreement before the inspection.

In addition to our standard comprehensive inspection we also offer Thermal Imaging. A large number of inspectors or Companies do not offer this service. This provides a more detailed, non destructive analysis of the building and its components that are not visible and beyond the reach of moisture meters. Thermal imaging is a highly recommended for in floor radiant heating. This can visually provide details and defects in concealed piping or electrical pads in the floor or ceiling. Clients hire a Home Inspector to provide as much information about the home as possible.  Client's should consider this an inexpensive and valuable additional service.
