What to Expect
As a licensed Texas Professional Real Estate Inspector, I adhere to the Texas Real Estate Commission’s (TREC) Standards of Practice. This means I will inspect all of the following when safely and readily accessible:
- Roof, vents, flashings and trim
- Gutters and down spouts
- Skylights, chimneys and other roof penetrations
- Decks, stoops, porches, walkways and railings
- Eaves, soffits and fascias

- Basement, foundation and crawl space
- Water penetration (basements/crawl spaces) and foundation movement indicators

- Water heating systems
- Interior plumbing fixtures and faucets
- Electrical service lines and meter box
- Main disconnect and service amperage
- Electrical panels, breakers and fuses
- Grounding and bonding
- GFCIs and AFCIs
- Fireplace damper, doors, screens and hearth
- Insulation and ventilation
- Garage doors and safety sensors
