Application Requirements

The following is a list of documents that your Loan Officer will need you to bring to the application meeting:

    Driver’s license and Social Security Card
    Current paystubs covering a 1 month period
    Last 2 years W2’s or 1099’s
    Last 2 years Federal Tax Returns with all schedules
    Proof of any other type of income that is received
    Last 2 months of current bank statements
    Copy of the deposit check given to the Realtor
    Proof of the deposit check clearing or withdrawal of the funds (if available)
    Fully executed purchase agreement and all disclosures

Additional Information that may be needed:

    Landlord information (if renting)
    Divorce Decree
    Bankruptcy Papers

   
The Buying Process

Buying a home is one of the most exciting and rewarding things you ever do however if you are unprepared for the process it could also be the biggest nightmare. At Simple Mortgage, we want our customers to be prepared. Here is how the process works.

    Get PRE-APPROVED. Home buyers that are pre-approved get preferential treatment when it comes to negotiating the purchase agreement. Why? Pre-approved buyers are financially qualified to purchase the home and are considered more serious than buyers who are not. A pre-approval will provide a reality check prior to considering a home that you cannot afford.
    Select a Realtor. Look for someone you feel comfortable with and who is experienced and knowledgeable. Be selective. They are the key to finding what you want in the area and the price that you want. Once you have selected someone, singe them up as a buyer’s agent. It is very important that the person you’re working with is representing you exclusively.
    Meet with your agent. You will need to meet with your agent to discuss what your needs are (number of bedrooms, bathrooms, etc), in what area you’re looking, what price range and what your time line is. You will also need to establish how often you are available to look and what you expect from your agent in terms of availability and communication (e-mail, phone updates either daily or weekly). It generally takes 30 to 45 days from starting to look for a home and entering into a purchase agreement.
