Pre-Purchase Inspection (Buyers)

Buying a home is one of the most important and expensive purchases you may ever make. Having a professional Home Inspection before you buy will give you a clear and accurate understanding of the condition of the property including major defects and safety issues. We inspect all the systems of a home including Plumbing, Roofing, Electrical, Structural, and much more. A home inspection will greatly reduce the risk of costly surprises and allow you to make an informed decision for you and your family.

Pre-Listing Inspection (Sellers)

A pre-listing inspection will help you sell your home faster and for a better price. Eventually your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first. Having an inspection performed ahead of time helps you in many ways:

1. It allows you to see your home through the eyes of a critical third-party.

2. It helps you to price your home realistically.

3. It permits you to make repairs ahead of time so that defects won’t become negotiating stumbling blocks, and you have time to get reasonably priced contractors or do the repairs yourself.

4. It may encourage the buyer to waive the inspection contingency.

5. It reduces your liability by adding professional supporting documentation to your disclosure statement.

6. It may alert you to immediate safety issues before agents and visitors tour your home. Make copies of the inspection report along with receipts for any repairs available to potential buyers.

Pre-Warranty Expiration Inspection

This inspection is normally done in the 11th month of your one year new home warranty. After you have been in your new home for a while you have probably noticed a few defects. There may also be problems that you haven’t noticed that are beyond a homeowners expertise. A pre-warranty expiration inspection will find these problem areas so that you can present the report to the builder and have them corrected before your warranty expires. A home inspection is the best way to protect your investment.

Single System Inspection
